How much can I borrow?

Most lenders offer 4 to 4.5 times your annual income, though some go higher depending on your circumstances. Our affordability calculator uses 4.5x as a guide, but the exact figure depends on your outgoings, credit, and lender criteria.

Repayment vs interest-only

With a repayment mortgage, your monthly payments clear both the interest and the capital, so the loan is paid off by the end of the term. Interest-only payments cover just the interest, keeping monthly costs lower, but the full balance remains due at the end.

Stamp duty explained

Stamp Duty Land Tax is charged on property purchases above certain thresholds, with rates rising in bands. First-time buyers benefit from relief, while additional properties attract a surcharge. Our calculator reflects the latest rates from April 2025.
